Investment Criteria
Transaction Range:
Targeting $1–$25 million acquisitions that demonstrate scalable value growth.
Size:
Acquiring multi-family properties with 50+ units to optimize operational efficiency.
Property Type:
Garden style multi-family communities with repositioning or enhancement potential.
Vintage:
Seeking properties built in 1980 or newer with opportunities for modernization.
Asset Class:
B & C class assets offering value-add and long-term equity appreciation.
Funding Structure:
New loans; All cash to seller; Loan assumptions contingent on the property.
Preferred Location:
Emerging & transitional C to A markets with proven population and employment expansion.
Ratio:
7-8% C-on-C returns in primary markets & 8-10 % in emerging markets with a 1.5+ debt ratio.
